Dual Occupancy Home Design
Central Coast

Two Considered Homes. Architectural dual occupancy designs for owner occupiers. And Central Coast developers shaped by light, volumes and consideration to privacy and long-term value.

At Josef Maple Design Studio, we design dual occupancy homes (sometimes called duplexes) across the Central Coast and Lake Macquarie. If you want something more considered and refined, something more than two units squeezed onto a block, then we can provide the design difference that is both felt and seen. Whether you're planning to build a pair of homes that can act as a multigenerational home for your family. Or are considering living in one side and selling the other. If you want to develop with the concept of resale, our approach is the same: two genuinely well resolved homes, each can have its own identity, light, and sense of character.

Building a dual occupancy is one of the strongest opportunities on the Central Coast and Lake Macquarie right now. Without the right guidance it can become difficult to elevate the end result beyond a list of requirements, two driveways, a shared wall and two main entry zones.

We can help add spatial surprise and delight and help to define how the homes will feel to live in. We see dual occupancies as an amazing opportunity. A well-designed dual occupancy should feel like two proper homes, full of character and uplifting volumes, not two compromised dwellings.

Two Homes, One Considered Site Response

Dual occupancies may by their nature be split down the centre of a block, yet we find a way to increase and consider solar access and sunlight throughout the day. We always show appreciation and respect to existing trees and landscaping, assessing the value of these elements and ways to retain what matters. The way the land might fall or certain outlooks all become inherently considered elements for both homes. Rather than fighting constraints we embrace them as opportunities. Getting the site response right early means better light, better privacy between the two homes, and how the finished project looks, feels, and even how the homes add to their streetscape.

where morning light falls, how much you can see (and not see) of your neighbours windows and outdoor spaces. whether the laundry gets to be an afterthought or a considered part of the plan. We design each dwelling with the same care we'd bring to a standalone custom home. Often times the homes share services and pathways or other means of access. Without ever feeling like an afterthought to one another. The result is architecture that lifts the everyday experience of living, and lifts the way both homes are lived in.

Build One, Keep One: Designing for Owner-Occupiers

For many of our clients, dual occupancy isn't about development at all — it's about family. Keeping parents close while maintaining a sense of separation and privacy. Setting up adult children with independence and a front door of their own. Building a long-term asset while living comfortably alongside it. In these cases, the brief is as much about relationships as it is about design.

We design for genuine separation and genuine connection in the same project. private outdoor space, sound separation, and outlook that is uplifting and works for your lifestyle. alongside shared driveways or gardens that bring the family together when you want them to.

For those starting out in Developing: Or building, Living, and Selling

If your plan is to build, live in one, and sell or rent the other, design quality isn't a nice-to-have — it's the thing that protects your margin. Buyers and tenants respond to homes that feel considered: good light, real privacy from the neighbouring dwelling, storage that works, and a street presence, with character. We can work with you to design with resale, or rental returns front of mind.

We also understand this market is about time frames and certainty as much as it is about design. From concept through to a scheme that has build ability integrated into the design and material choices.

Understanding Dual Occupancy Development Suitability

Not every block is straightforward for a dual occ — and not every approval pathway is the same. Before starting the design process it's worth knowing what your site can realistically have approved. And what approval process can get you building the fastest. Our technical FAQ page can provide you a high level understanding of some of the aspects that can affect approval pathways.
